Rapor \u0130stanbul da ger\u00e7ekle\u015ftirilen toplant\u0131 da kamuoyuyla payla\u015f\u0131ld\u0131.<\/p>\n<p>Artan in\u015faat maliyetleri gayrimenkul yat\u0131r\u0131m\u0131nda etkili<\/p>\n<p>Rapora g\u00f6re, politika ve ekonomideki dalgalanmalara ra\u011fmen Avrupa genelinde sekt\u00f6r liderleri gayrimenkul\u00fcn cazip ve talep g\u00f6ren bir yat\u0131r\u0131m alan\u0131 olmaya devam edece\u011fi g\u00f6r\u00fc\u015f\u00fcndeler. Pozitif ama temkinli bir yakla\u015f\u0131m\u0131n \u00f6ne \u00e7\u0131kt\u0131\u011f\u0131 raporda, ara\u015ft\u0131rmaya kat\u0131lanlar\u0131n \u00fc\u00e7te ikisinden fazlas\u0131 2020 y\u0131l\u0131nda; \u015firketlerine en b\u00fcy\u00fck etkiyi artan in\u015faat maliyetlerinin yapaca\u011f\u0131n\u0131 belirtti. Uygun fiyatl\u0131 konutlar\u0131n olmamas\u0131 gayrimenkul yat\u0131r\u0131mc\u0131lar\u0131 i\u00e7in hem endi\u015fe hem de f\u0131rsat olu\u015fturan alan olmaya devam ediyor. Ge\u00e7ti\u011fimiz y\u0131la g\u00f6re \u00f6nemli bir art\u0131\u015fla kat\u0131l\u0131mc\u0131lar\u0131n y\u00fczde 61\u2019i \u00f6n\u00fcm\u00fczdeki y\u0131l uygun fiyatl\u0131 konut konusunun daha da derinle\u015fece\u011fini dile getiriyor.<\/p>\n<p>Politik belirsizlik, \u00e7evresel etkenler ve iklim riskleri gayrimenkul yat\u0131r\u0131m\u0131nda endi\u015fe kayna\u011f\u0131<\/p>\n<p>Raporda; sekt\u00f6r\u00fcn Avrupa ve d\u00fcnya genelindeki politik belirsizliklerin g\u00f6lgesinde kald\u0131\u011f\u0131 g\u00f6r\u00fc\u015f\u00fc \u00f6ne \u00e7\u0131k\u0131yor. Politik belirsizlik d\u00fcnya genelinde kat\u0131l\u0131mc\u0131lar\u0131n y\u00fczde 81\u2019i, Avrupa\u2019daki kat\u0131l\u0131mc\u0131lar\u0131n ise y\u00fczde 70\u2019i taraf\u0131ndan en \u00f6nemli endi\u015fe kayna\u011f\u0131 olarak g\u00f6steriliyor. Kat\u0131l\u0131mc\u0131lar\u0131n yakla\u015f\u0131k y\u00fczde 60\u2019\u0131 ulusal politikalar hakk\u0131nda da endi\u015feli. Rapora g\u00f6re bu oran, ge\u00e7ti\u011fimiz y\u0131la g\u00f6re olduk\u00e7a y\u00fcksek ve bu durum yat\u0131r\u0131mc\u0131lar\u0131n \u0130ngiltere ve Almanya pazarlar\u0131na yakla\u015f\u0131m\u0131n\u0131 etkiliyor. Raporda, \u00e7evresel, sosyal ve y\u00f6neti\u015fim konular\u0131 da incelendi. Kat\u0131l\u0131mc\u0131lar\u0131n \u00fc\u00e7te ikisinden fazlas\u0131n\u0131n, \u00e7evresel sorunlar\u0131n i\u015flerine etkisi hakk\u0131nda endi\u015feli olduklar\u0131n\u0131 dile getirdi\u011fi g\u00f6r\u00fcld\u00fc. Gayrimenkul yat\u0131r\u0131mc\u0131lar\u0131n\u0131n iklim riskleri konusunda daha da bilin\u00e7lendi\u011fi belirtiliyor.<\/p>\n<p>Almanya en \u00e7ok gayrimenkul yat\u0131r\u0131mc\u0131s\u0131 \u00e7eken \u00fclke<\/p>\n<p>Ara\u015ft\u0131rmada yer alan 4 Alman kenti de (Berlin, Frankfurt, M\u00fcnih ve Hamburg) gayrimenkul yat\u0131r\u0131m\u0131 \u00e7eken ilk on i\u00e7inde yer al\u0131yor. Raporda bu s\u0131ralaman\u0131n, Almanya\u2019n\u0131n ekonomisiyle ilgili endi\u015feleri ge\u00e7ersiz k\u0131ld\u0131\u011f\u0131 bildiriliyor. Benzer \u015fekilde, arz\/talep dinamikleri Amsterdam ve Madrid gibi kentleri de ilk ona sokmaya yetiyor. 31 Avrupa kentinin yer ald\u0131\u011f\u0131 listede T\u00fcrkiye\u2019den temsil edilen tek kent olan \u0130stanbul, gayrimenkul yat\u0131r\u0131m\u0131nda Moskova\u2019n\u0131n \u00fczerinde 30. s\u0131rada yer al\u0131yor.<\/p>\n<p>Ara\u015ft\u0131rmaya g\u00f6re, mobilite \u00e7\u00f6z\u00fcmlerinin daha fazla kullan\u0131m\u0131 ve altyap\u0131 \u00e7\u00f6z\u00fcmleri gayrimenkul alan\u0131nda yat\u0131r\u0131mc\u0131lar\u0131n karar alma s\u00fcre\u00e7lerini de etkiliyor. Ayn\u0131 zamanda ula\u015f\u0131m ba\u011flant\u0131s\u0131, kent se\u00e7imini etkileyen en \u00f6nemli fakt\u00f6r olarak g\u00f6r\u00fcl\u00fcyor. Raporda da s\u00f6ylendi\u011fi gibi iyi pazar dinamikleri, likidite, gelece\u011fe y\u00f6nelik \u00f6zellikle de toplumsal refah\u0131 art\u0131r\u0131c\u0131 ad\u0131mlar ve kentsel mobilitenin artmas\u0131 ile gayrimenkul\u00fcn bir hizmet \u00fcr\u00fcn\u00fc haline d\u00f6n\u00fc\u015fmesi, geli\u015fen teknolojik altyap\u0131 ile gelece\u011fe daha umutla bak\u0131lmas\u0131na imk\u00e2n sa\u011fl\u0131yor. \u00dclkemizde de kentlerin planlanmas\u0131nda \u2019insan\u2019 ve \u2019toplum\u2019 odakl\u0131 kent uygulamalar\u0131n\u0131n teknoloji ile birle\u015ftirilmesi sayesinde gayrimenkule eri\u015fimin kolayla\u015fmas\u0131n\u0131 beklemek hi\u00e7 de yanl\u0131\u015f olmaz.
